Your mini-split smells musty because of biofilm growing on the blower wheel and evaporator coil inside the indoor unit. It is not the filter. You can clean the filter every week and the smell will keep coming back, because the filter sits upstream of the parts that are actually dirty.

Why a mini-split smells musty
When a mini-split runs in cooling mode, the evaporator coil drops below the dew point of the air passing over it. Water condenses on the aluminium fins, drips into the condensate pan, and drains outside. That is normal and by design.
The problem is what happens when the unit shuts off. The coil, the pan and the blower wheel stay wet in the dark, at room temperature, with a steady supply of skin cells, cooking grease and dust to feed on. That is close to ideal conditions for mould and bacteria, and within a season or two they form a slimy layer — biofilm — across all three surfaces.
You smell it most strongly in the first thirty seconds after startup, when the fan pushes the first burst of air across surfaces that have been sitting damp. In the trade this is often called dirty sock syndrome, and it is one of the most common complaints on units between two and five years old.
Why cleaning the filter does not fix it
Air enters the indoor unit through the top grille, passes through the filter, then over the evaporator fins, then through the blower wheel, and finally out the front vane.
The filter is the first thing air touches. Everything that smells is downstream of it. A clean filter improves airflow and keeps the coil cleaner for longer, which is why it is worth doing monthly, but it cannot reach a wheel that is already loaded.
The blower wheel is the part people never see. It is a long cylinder with dozens of small curved blades running the width of the unit, spinning a few centimetres behind the coil. Each blade collects a film. Once it is loaded, two things happen at once: it smells, and it moves noticeably less air — which reduces capacity and, in bad cases, contributes to a frozen coil.

If the noise or smell is coming from the outdoor box rather than the head on your wall, that is a separate diagnostic. Shine a phone torch past the vane and rotate the wheel by hand. Clean blades are smooth and uniformly pale. Loaded blades look furred, and each blade has a dark ridge along its edge. If you can see the ridge, the wheel needs cleaning.

A note on chemicals, because this is where people damage equipment. Do not use bleach on the coil. Sodium hypochlorite attacks aluminium fins and the corrosion is permanent. The deep clean, step by step
Preparation: before you spray anything
- Kill the power at the breaker or disconnect. Not the remote. Not standby. The breaker. You are about to spray liquid a few centimetres from live terminals. Verify the unit is dead by trying to start it from the remote.
- Open the unit and remove the filters. The front panel hinges up on almost every wall-mounted head. Wash the filters separately in warm soapy water and let them dry fully while you work.
- Protect the control box. On most units it sits behind a plastic cover on the right-hand side. Tape plastic sheet over it. Water in the control board turns a 90-minute cleaning job into a $150 to $1,100 repair.
- Fit the cleaning bag. Strap it around the body of the unit so the skirt hangs into your bucket. Check the seal along the top edge — that is where leaks happen.
The wet work: cleaning the mini-split coil and wheel
- Spray the coil. Work the cleaner into the fins from top to bottom, and let it dwell for the time on the label, usually five to ten minutes. Do not skip the dwell; the chemistry is doing the work, not the pressure.
- Do the blower wheel by hand. This is the part that actually removes the smell, and the part professionals often skip on a cheap clean. Spray the wheel, wait, then rotate it slowly by hand and work along the blades with the detail brush. Expect twenty minutes on a wheel that has never been cleaned.
- Rinse at low pressure. Pump sprayer, plain water, from the top down. Use 4–8 L (1–2 gal). Watch what comes out into the bucket; the colour tells you whether you were thorough.
- Clean the drain pan and flush the line. The pan holds biofilm too, and a partially blocked drain will undo your work by keeping the pan wet. Flush until water runs clear at the outdoor end.
- Dry, reassemble, restore power. Air-dry for at least thirty minutes, refit the dry filters, remove the bag and sheet, then switch the breaker back on. Run fan-only for half an hour before you use cooling again.
The smell should be gone immediately. If it is noticeably better but still present, the wheel needs to come off — which brings us to the stop point.
Where you stop and call someone
- The wheel needs removal. If the build-up is thick, crusted, or you can see growth on the inside face of the blades, in-place cleaning will not get it. Removing the barrel means dismounting the indoor unit from its wall bracket while the refrigerant lines stay connected — possible, but a genuine skill job with real risk of kinking a line.
- You find standing water inside the chassis away from the pan. That is a drain or installation fault, not a cleaning problem.
- The unit is a ceiling cassette or ducted. Different job entirely.
- Anything electrical looks wrong — scorching, a smell of hot plastic, corroded terminals.
- The smell returns within weeks of a thorough clean. Something is keeping the unit wet and the cause needs finding, not repeating the clean.

Stopping your mini-split from smelling musty again
Cleaning treats the symptom. These four habits treat the cause, and together they push the interval between deep cleans from one year out to three or four.
- Use the dry or fan-only cycle after cooling. Many units have a self-clean, blow or dry function that runs the fan for 10–30 minutes after shutdown to dry the coil. If yours has it, enable it — it is the single most effective thing on this list. If it does not, switch to fan-only for twenty minutes before you turn the unit off.
- Wash the filters monthly during the cooling season. It will not fix an existing smell, but it slows how fast the coil loads.
- Keep the drain flowing. A yearly flush costs nothing and prevents a wet pan.
- Do not leave the fan on its lowest speed permanently. Low fan speed means a colder coil and more condensation. It feels quieter; it grows more biofilm.
Frequently asked questions
Will an air freshener or a UV lamp fix the smell?
An air freshener masks it. UV-C lamps sized for a mini-split head are marginal at best; they treat the surface they illuminate, and most of the biofilm is on the far side of the blades. Clean the wheel.
Can I use vinegar?
Diluted white vinegar is acidic. It works on light build-up and is gentler than bleach, but it is still not ideal on aluminium and it is poor at cutting grease film. A purpose-made pH-neutral cleaner costs a little more and works considerably better.
How often should this be done?
Every one to two years for a unit in a kitchen-adjacent or high-occupancy space; every three to four years in a bedroom with the dry cycle enabled and filters kept clean.
Does the smell mean the mould is affecting my health?
It means there is biological growth in the airstream. If anyone in the house has asthma or a mould allergy, treat it as a priority. Persistent damp problems elsewhere in the house are worth checking too — the EPA guidance on mould cleanup is a sensible starting point.
Will cleaning it improve cooling performance?
Usually yes, and sometimes substantially. A loaded wheel moves less air, and less airflow means less capacity delivered from the same energy.
